Day rate: Circa £450 per day, with flexibility for the right level of experience

The Opportunity

Vincera Consulting is working with an established construction business that has recently secured a significant residual scheme in Leeds, which will now be delivered on a Construction Management basis.

With the project moving forward, they are looking to appoint an experienced Senior Quantity Surveyor / Commercial Lead to take ownership of the commercial function and provide strong commercial and contractual oversight throughout the delivery period.

The anticipated programme is approximately 12 months, with an immediate start required.

This is an excellent opportunity for an experienced commercial professional who is comfortable working autonomously, understands Construction Management delivery and can take a lead role within a project team.

A strong Senior QS is preferred, although an experienced QS with demonstrable Construction Management contract experience will also be considered.

The Role

Working closely with the project and senior management teams, you will take responsibility for the commercial management of the scheme from mobilisation through to completion.

The role will involve a combination of site, office and home working, with an expected pattern of approximately:

  • 2–3 days per week on site.
  • 1–2 days working from home.
  • 1–2 days in the office.

The successful individual will need to be comfortable operating across all three environments and engaging confidently with the wider project team, consultants, sub-contractors and stakeholders.

Key Responsibilities

  • Take the commercial lead for the project.
  • Manage the commercial and contractual elements of the scheme from commencement through to completion.
  • Provide accurate cost reporting, forecasting and financial control.
  • Manage procurement and sub-contractor packages.
  • Review and negotiate sub-contractor accounts and applications.
  • Manage variations, change control and commercial risk.
  • Prepare and maintain project forecasts and cost/value reports.
  • Monitor project expenditure against approved budgets.
  • Identify commercial opportunities and potential risks at an early stage.
  • Support the project team with commercial and contractual advice.
  • Manage payment processes, valuations and applications.
  • Review and manage final accounts.
  • Maintain appropriate commercial records and reporting.
  • Work closely with the project management and delivery teams to ensure commercial decisions support successful project delivery.
  • Liaise with clients, consultants, subcontractors and other project stakeholders.
  • Provide senior commercial input and challenge where required.

The Ideal Candidate

We are looking for an experienced commercial professional who can hit the ground running and operate with a high degree of autonomy.

Ideally, you will have:

  • Strong Senior Quantity Surveyor / Commercial Manager experience.
  • Proven experience within a main contracting environment.
  • Previous experience working under a Construction Management delivery model.
  • Strong commercial and contractual knowledge.
  • Experience managing sub-contractor procurement and accounts.
  • Strong cost reporting and forecasting capability.
  • Experience managing variations, change and commercial risk.
  • Excellent negotiation and stakeholder-management skills.
  • The confidence to take ownership of the commercial function.
  • Strong communication skills and the ability to work effectively with project teams.
  • Immediate or very short-term availability.

A formal Quantity Surveying qualification would be advantageous, but relevant commercial experience and proven capability will be the key considerations.

Duration: Approximately 12 months.

Start: ASAP.

Location: Leeds.

Working: Hybrid – approximately 2–3 days site, 1–2 days home and 1–2 days office.

Engagement: Fixed term / self-employed.

Rate: Circa £450 per day, with flexibility for an exceptional candidate.
